  I have worked with Mr. Weiss and his team for approximately ten years. Together we have completed the development of three apartment projects totaling over 500 units in the Jersey City and Hoboken markets. At the time these projects were completed, I was Managing Director of the Fidelity Investments Real Estate Group, a division of Boston based Fidelity Investments, the largest mutual fund company in the United States. My experience with Manhattan Building Company and Mr. Weiss was extremely positive. They managed the construction, the budget and the marketing of each project in an extremely professional and highly ethical manner. They worked diligently to create a quality project and to deliver the project on time and within budget.    Over the past twenty years while at The Provident Bank as well as several other lending institutions, I have had the pleasure of financing numerous projects for Sanford Weiss. The most recent transaction consisted of an approximately $40,000,000 construction loan syndicated with another lender for the development of 120 luxury apartment units.    City Homes and Gardens currently provides all property management and leasing services for five multi-family assets in our Hudson County portfolio. These assets are the 120-unit Cliffs property located in Jersey City, the 144-unit Courtyard at Jefferson in Hoboken, and the 128-unit Metropolitan apartment complex, also located in Hoboken. The City Homes and Gardens team, headed by Mr. Weiss, provides first rate, high quality property management and leasing services for these assets. City Homes and Gardens focuses on being very responsive to tenant and client needs and has a well trained staff at all levels of its operations. We initially worked with City Homes and Gardens on the Courtyard and Cliffs properties starting in late 2007, and given the firm’s strong performance, appointed them as property manager for the Metropolitan in 2009. Department of Housing, Economic Development and Commerce

   The purpose of this correspondence is to express to you that the City of Jersey City supports the proposed development of the Cast Iron Lofts at 837 Jersey Avenue in the City of Jersey City. The benefits that the proposed Project will provide for our City are substantial. The total investment in our community is approximately $65,000,000.00 which will develop a currently blighted site into a 155 residential dwelling unit project as well as commercial and parking garage. The project will not only expand the City’s ratable base, but it will also increase the City’s employment base. During construction an estimated 400 jobs will be created and upon completion it is estimated that the retail/commercial component of the Project will create approximately 100 jobs. Lastly the Project’s LEED and sustainable “green” design is directly on course with the City’s vision of promoting and providing sustainable construction opportunities.

   This letter is in reference to our contractor Manhattan Building Company. This firm has been working in our area as a Union Contractor for the past 10 years. They are paid up to date with all benefits. We have supplid many skilled workers over the years to this company. Some of the large scale projects they did were The Grande, The Sky Club, The Cliffs, 78 Jefferson St. & 800 Jefferson Street, all in Hudson County. We are also aware that Mr. Sanford Weiss of Manhattan Building Co. will be a lead Contractor in the future success of getting our Union Membership back to work on Union Labor Projects in Hudson County.
